If the upstairs of your house runs ten degrees hotter than the downstairs in August, you have already met the problem. Attic ventilation in Midlothian is the difference between a roof that goes the distance and one that quietly gives up early, and it is the part of a roof that almost nobody looks at.
A roof breathes from the bottom up
Air comes in low and leaves high. That is the whole system. Intake sits at the soffits, the underside of the roof overhang where it meets the wall. Exhaust sits at the ridge, the peak where the two slopes meet. Hot air leaves the top, cooler air gets pulled in at the bottom to replace it, and the attic stays near the outdoor temperature instead of climbing well past it.
The two halves have to be roughly balanced, and the half that fails is almost always the intake. Nobody notices, because it fails invisibly. Insulation gets pushed out over the soffits during an attic job and blocks them. Soffit panels get painted shut. A previous roof went on beautifully and nobody checked whether air could still get in underneath it.
When the intake is starved, the exhaust does not stop working. It just starts pulling from wherever it can, which means conditioned air out of the house itself, through the gaps around recessed lights and the attic hatch. You end up cooling the attic with air you already paid to cool downstairs, and the roof is no better off for it.
What a hot attic does to a shingle, from underneath
A shingle is asphalt. Heat is what ages it, and it takes heat from both sides. The sun works on it from above, which nobody can do anything about. The attic works on it from below, which is entirely fixable.
In Ellis County the version of this that matters is summer. A properly vented attic on a July afternoon here sits somewhere near the outdoor temperature. A starved one keeps climbing past it and holds that heat into the evening, long after the sun is off the roof. That is hours a day, months a year, of a shingle being cooked from the back.
What it looks like ten years on is a roof that has aged out of step with its neighbors. Same shingle, same year, two houses a street apart, and one is curling at the edges and shedding granules while the other still has years in it. It is rarely the shingle. It is usually the air.
Do not put two kinds of exhaust on one attic
This is the part that surprises people, so it is worth being blunt about. If a roof already has a continuous ridge vent, adding a powered fan or a turbine partway down the same slope usually makes things worse rather than better.
Air takes the easiest path available to it. A fan is a strong pull, and a ridge vent a few feet above it is a far easier source of air than a soffit thirty feet away with insulation packed against it. So the fan draws air backwards down through the ridge vent and blows it straight back out. The attic barely moves. The soffits, which are the entire point, contribute nothing.
There is a wet weather version of the same problem, where the ridge vent ends up pulling damp air in through an opening built to let air out. One kind of exhaust per attic. And if the reason you are considering a fan is that the attic is hot, the honest answer is usually that the intake needs opening up, not that the roof needs another hole in it.
How much venting a roof actually needs
The rule of thumb for attic ventilation is one square foot of open venting for every 150 square feet of attic floor, and if intake and exhaust are properly balanced that halves, to one for every 300. Open venting means actual air gap. Roofers call it net free area, which is just what is left once you subtract the screen and the louvers from the size of the vent, and the manufacturer publishes that number for every product.
You can check the math yourself. A 1,500 square foot attic floor at the balanced figure wants about five square feet of open venting, split roughly half low and half high. That is a real quantity of air, and it is more than a lot of houses turn out to have. Any roofer working here can measure the actual numbers on your roof in a few minutes, and should be willing to walk you through them rather than just the conclusion.
What you can check without getting on a ladder
None of this needs you on the roof, and you should stay off it. Start at the corner of the house and look up under the eave. If you can see vented soffit panels running along the underside of the overhang, that is intake, and it is a good sign. If the overhang is solid board with nothing in it, the house may never have had intake at all.
Then go up into the attic on a hot afternoon with a flashlight. Look where the roof meets the outside walls. If you can see daylight through the soffit vents from in there, air is getting in. If you see insulation packed against the underside of the roof deck at that edge, that is your blockage, and it is often a short job with baffles. Look up at the ridge for a continuous slot, then count what else is up there. More than one kind of exhaust is the conflict above.
Two more things worth noticing while you are up there. Dark staining on the underside of the roof boards is a moisture story rather than a heat one, and it means the air has been sitting still long enough to condense. And if the attic smells hot and close rather than simply warm, trust that. Why a re-roof is the moment to fix it
Ventilation is cheap to fix while the shingles are off and expensive to fix afterwards. Cutting a ridge slot, setting baffles at the eaves, opening up blocked soffits: all of it is straightforward work on a roof that is already stripped, and all of it becomes its own separate job with its own cost once the new roof is down.
That is timely here in a way it was not ten years ago. The median Midlothian house was built in 2004. A great many roofs around town are hitting the age where they get replaced for the first time, and unless somebody actually looks, they get replaced on top of whatever ventilation arrangement the original builder chose. If that arrangement was short, the new roof inherits it and ages the same way the old one did.
There is a warranty stake in it as well. Shingle manufacturers write ventilation requirements into their limited warranties, and an attic that falls short of them is real ground for declining a claim on a roof that aged early. That is not a scare tactic. It is one of the first things a manufacturer checks, and it costs almost nothing to get right during a tear off.
