A repair only holds when it matches the layer that failed.

Water lands on the roof, gets past one detail, and then travels. It runs along the top of the decking, follows a rafter, and drops through wherever it finds a gap in the ceiling below. By the time it shows up as a brown ring on your drywall, it can be six or eight feet from where it got in.

That is the whole reason a good repair starts with looking. Caulk on the ceiling side of the ring does nothing, and caulk on the wrong part of the roof buys about one season. The repair that holds is the one aimed at the piece that failed.

04Soft decking
Cut out back to solid wood before anything new goes down over it. Fasteners do not hold in soft decking, and a patch nailed into it lifts in the first hard wind.
05Lifted or missing shingles
Matched and re-nailed on the original line so the course seals again. The adhesive strip needs a warm day to bond, so a winter repair sometimes gets hand-sealed to hold until spring.
06Drip edge and ridge
The trim nobody looks at, until it is the reason water got in. Drip edge steers runoff off the deck and into the gutter, and a bent or missing length soaks the fascia behind it.

Most repairs use two or three of these together, because one failure usually drags a neighboring detail down with it. If it turns out to be more than that, a full replacement is a different conversation and a different number.

None of these means the roof is finished. They mean it is worth getting eyes on it.

  • A stain that lines up: the ring follows a wall line or sits under a valley. That geometry usually puts the entry point at a flashing detail uphill of the mark.
  • Granules in the gutter: ordinary rain is bringing them down now, storm or no storm. The mat under those granules is what holds the shingle together, and it ages fast once it is bare.
  • One or two tabs gone: a windy night took shingles off a slope that faces the weather. The neighboring tabs have usually lost their seal too, which is why the second gust takes more than the first.
  • Daylight around a vent: from inside the attic you can see light where the pipe comes through. Light gets in the same way water does, and a boot open that far is past resealing.
  • A leak on a young roof: a roof under ten years old that leaks points at one install detail rather than at wear. Worth finding early, while a workmanship period on the original job may still cover it.
  • Two layers already up there: a repair on a doubled-up older roof can be covering something bigger. The decking cannot be judged through two layers, so the patch is a guess until the courses come up.
