New Construction Roofing in Midlothian, TX
New construction roofing in Midlothian, TX is the one job with nothing to undo first: bare decking, a fresh set of plans, every layer going on once. The plans get read while the framing can still change.
Built once, in the right order, no shortcuts to undo later
A new roof deck has never held water, never been walked in August, and never had a shingle pulled off it. That is the advantage of building the roof from scratch, and it is also what makes the order of the work matter. On a repair a roofer is working around decisions somebody else already made. Here there are none to work around yet.
Every layer goes down once and then disappears under the next one. Underlayment that gets covered wrong stays wrong for the life of the roof, and nobody sees it again until water shows up in a bedroom. So the sequence matters. It is the only chance anyone gets at each of those layers.

What goes into a new-construction roof, in order
The same five layers on a custom house and on a subdivision phase. They go on in that order because each layer covers the one beneath it, and nothing underneath ever comes up for a second look.
- 01The decking, checked first
- Sheets walked, fastened and squared before anything covers them. A sheet that flexes now costs almost nothing to fix; found later it costs a roof.
- 02Underlayment and water membrane
- Self-adhered at the eaves and valleys, synthetic across the rest. The membrane seals around every nail driven through it, which is what stops water backing up.
- 03Shingles to the nailing pattern
- Fastened exactly as the maker specifies, which is what holds the warranty. Count, placement and depth are all in that spec, and a manufacturer checks them.
- 04Flashing at walls and pipes
- Metal woven in as the roof goes on, never patched in later. Each piece laps the course below, so water crosses the joint on top of metal.
- 05Ridge vent and intake
- Cut into the ridge, with soffit intake sized to match. A new build is the one time both halves get sized together with nothing in the way.

The Midlothian permit and the final inspection
Midlothian requires a roof permit and a final city inspection on new construction. The roofer handles the paperwork and the scheduling, and it gets timed around the build.
The permit gets pulled
The roofer files it with the City before the roof goes on, under new construction. Nothing about it lands on you.
Build to the plans
Deck, underlayment, shingles, flashing, ridge vent, in that order, once the framing is signed off. Nothing gets covered until the layer under it has been looked at.
The city signs it off
A City inspector looks at the finished roof and the sign-off goes on the record. What you end up with is a finished, signed-off roof and none of the paperwork.
The early roof decisions on a new build
Each of these is a conversation before framing and a change order after it. All five move the roof line, the material order or the schedule, which is why they belong in the build contract.
- Asphalt or metal: standing-seam and architectural shingle are not close on price, and that belongs in the building contract from the start. Panel roofs also want their own deck detailing, so the choice reaches the framing and not only the invoice.
- Roofline complexity: valleys, dormers, and a steep pitch all add labor and material, and a roofer can put a number on that while the plans are still drawings. Two houses of identical square footage can land a long way apart for that reason alone.
- Where the water goes: it is easier to lay out gutter runs and discharge before the deck is set than after the sod is down. Downspouts on this clay want to let go well clear of the slab, and that path is simplest to set while the lot is still open.
- Impact-rated shingles: Class 4 is a specific order with its own lead time, so price it and confirm it early. Class 4 shingles are not always sitting on a local shelf, and a substitution made at delivery is hard to undo.
- Ridge and soffit sized together: a new build is the one time both halves of the ventilation get laid out as a pair, with no insulation or paint in the way. Corrected afterward it means opening a finished roof and a finished eave.
None of it is hard. It is just far cheaper as a question than as a correction, so if you are still at the plans stage, call and run the roof past one of our roofers while everything is still a drawing.
What your new roof costs as part of the build
Roofers price shingle work by the square, a hundred square feet of finished roof. What the roof line comes to is set by how many squares the plan carries, the pitch it is framed at, and which grade of covering is specified.
On a build, that number rarely arrives as its own bill. It sits inside the builder's contract as a roof allowance, which is why the grade is worth settling before framing rather than after.

- Steep pitch and cut-up valleys add labor as well as material.
- Metal runs roughly double asphalt on the same roof.
What Midlothian's new-build boom means for the roof
Midlothian counted a little over 3,200 people in 1980 and about 5,000 in 1990. By 2020 it had grown past thirty-five thousand. Very little of that was people moving into old houses.
It came as new streets, new slabs, and new decking, and it has not stopped. The typical house in town went up around 2004, and roughly a third of everything standing was built during that decade. Builders working the newest subdivisions include David Weekley, John Houston, Impression, and Antares.
Bare decking is ordinary work here. If you are still choosing a lot, the areas we cover are worth a look first.
New-construction roofing questions in Midlothian
A roof on a house going up raises questions a replacement never does. These are the ones that come up while the framing is still open.
Q1Who is responsible for the roof on a new build, the builder or me?
Q2When in the build should the roof be settled?
Q3How long does the roof itself take on a new house?
Q4Can I choose metal instead of asphalt on a new build?
Q5Does new construction cost less than a replacement since there's no tear-off?
Q6Can I pick my own shingle if the builder already has a supplier?
